Roofing Maintenance Services
Here at Maggio Roofing, we realize the importance of regularly scheduled
roof maintenance. We also understand that today’s busy homeowner
may not. Think about it...you take your vehicle in for oil changes
every 3,000 miles. When was the last time you had your roof serviced?
During their lifetime, even the best roofs are subjected to a host
of injustices.
The number one enemy to a roof is climate change. Throughout a typical
season in the Washington DC Metropolitan area, your roof will go
through several rapid temperature changes. During the winter, snow,
ice and sleet will pound your roof. Tree branches made heavy by
the freezing rain will break off and come crashing down on your
roof. The melting snow which begins to run through your gutters
and downspouts will freeze again overnight, causing your gutter
system to freeze and burst apart. The freezing and thawing of this
same ice plays havoc on flat roofs.
During the summer, the extreme heat generated by the suns rays will
cause your roof to fade. The heat causes your roof to dry out, and
become brittle. Heavy rain storms cause branches and leaves to fill
and clog your gutters, which eventually begin to overflow and run
down the side of your home. The damaging suns rays and rain will
also cause coatings on flat roofs to deteriorate.
Many customers have begun to realize the importance of having yearly
roof maintenance performed. It can extend the life of your roof
for many years and save you substantial sums of money in the process.
By identifying and repairing minor roof problems before they become
major ones—we can keep you out of the water! In order to provide
you with the peace of mind of a safe and secure roof system, we
offer two levels of maintenance services:
Gutter
Cleaning Service 
With this service, you will have all gutters and roof surfaces cleaned
of leaves and debris. We will clean and flush all downspouts as
needed, and replace any missing gutter clips and outlet strainers.
This service will be completed twice yearly; once in the Spring
and once in the Fall. You are not required to be home when this
is done. Gutter Cleaning Service will be completed on a time and
material basis. Labor is charged at $75.00 per man-hour. We usually
send 2 men ($150.00 per hour) plus materials. There is a minimum
charge of $150.00. The time begins when the crew arrives, there
is no charge for travel time.
Inspection & Maintenance Service
With this service, you will have all roofs, chimneys, flashings,
gutters and downspouts inspected. We will complete a 23-point checklist
reporting the current condition of your roof system. We will make
any minor repairs if applicable. If extensive work is needed, it
will be reported to the owner and followed with a detailed written
estimate. This service will be completed once yearly, and you are
required to be home during this service.
Maintenance is completed on a time and material basis. Labor is
charged at $75.00 per man-hour. We usually send 2 men ($150.00 per
hour) plus materials. There is a minimum charge of $150.00. The
time begins when the crew arrives, there is no charge for travel
time.
New Roofs / Repairs

Roofing is certified by the largest roofing manufacturers in the
industry today. Having earned the certifications of GAF Master Elite
and Certainteed Select Shingle Applicator, we are able to issue
you the best warranties on the market. We are also certified in
many different commercial systems, including GAF, Certainteed, Johns
Manville, Mulehide, Genflex, Firestone, Soprema, and many others.
These certifications allow us the ability to install not only shingle
products but many different flat roofing products.
In
addition to the manufacturers warranties, Maggio Roofing offers
an exclusive lifetime warranty on selected roof systems (for residential
properties only). This warranty covers both labor and materials
for the life of the property. The warranty is limited to the purchaser
and is transferable one time for a small administrative fee. This
means that if you choose one of the selected roof systems, you can
rest assured that you will never have to purchase another roof for
your property. Included in this warranty is our maintenance program.
This means that we will visit your roof twice a year, at no cost
to you, to make sure that your roof is weathering properly and that
any problems are detected and repaired before they cause damage.

If
a building has a roof on it, we can generally repair it. Many roofing
companies will only offer an option for a new roof. Many times a
roof can be repaired rather than replaced. Leaks can result from
flashings that have come loose or a section of the roof system being
damaged. A complete roof system failure, however, generally is irreversible
and a result of improper installation or choice of materials or
the roof system installation is inappropriate for the home or building.

experienced and trained estimators will responsibly assess your
roof condition and offer an appropriate solution to your problems.
